This was a family get together for my 70th birthday. We were two grandparents, two couples and three grandchildren, two at 5 years old and one at 2.5 years. The house is huge and well kept. Full of books and toys. Big safe garden and pool. We had two meals cooked by the host, epic and relaxing as all we had to do was eat!

Exceptional villa with everything you need for a fabulous holiday with babies! Very high standard of equipment for babies and adults. We loved the kitchen. The view from the pool is glorious and the garden and play equipment a real bonus. The host arranged a chef / yoga lesson in the garden and wine tasting - all brilliant. Visited Montone, a beautiful village very close by, for lunch and supper. Such a beautiful part of Italy we all loved it.

This was a wonderful family holiday to celebrate our joint 70th birthdays together with our two children and their families. The grandchildren (aged 11 months, 2 years and 8 years) all loved the child-friendly villa and particularly the heated swimming pool. The fact that is situated in beautiful Umbria was the icing on the cake for us.

We stayed, two families, at this beautiful warm property in the Umbrian country side bordering on Tuscany. Casa Anna has all the detail one can think of when it comes to a family holiday. The hosts have thought of virtually everything to make it into an inviting and beautiful place to stay, especially, but not only, for kids. We enjoyed cooking in the expansive well-planned kitchen and the children loved the outdoors, the garden, the trampoline, and of course the beautiful and very large swimming pool. Relaxing over dinner and wine on the terrace in the evening is so peaceful. In the village of Montone which is a few minutes drive from the property you can fill up bottles of natural still water and sparkling water for 5 cents a litre, as well as buy bread and basic supplies. It's a pretty village too and there is a lot of activities to do in the wider area if you are willing to drive a little but to be honest you could just spend your time lounging around Casa Anna and not get bored, kids included. The pool is heated which I think is essential if you want to enjoy extended time and play in a pool in this part of Italy, even in August when we were there. There is both a downstairs living room and an upstairs living area with a TV and games but we were mostly outside or downstairs. For those looking to stay fit, it's a nice area to go running either on the hilly roads or through the woods (both of which I did). Christine who manages the property on behalf of the owner is a lovely lady who was reactive and took good care of us including coming out to the house when anything needed taking care of. Casa Anna exceeded our expectations.

Only good things to say about the owner (Anne) and local property manager (Christine). Beautiful villa, in excellent condition and with all minor details covered. Great pool and facilities but, beyond that, the small touches and attention to detail mark this out as a stunning base from which to explore Umbria and Tuscany. Can’t recommend it highly enough, and would love to return. Everything is beautifully maintained and the furnishings are extremely high-end. Both Christine and Anne obviously go to great lengths to ensure guests have a wonderful time – this should be one of your most highly rated properties in my view. Thanks.

A recently restored farmhouse, Casa Anna has thick stone walls and terracotta floors keeping it lovely and cool in summer. It is the perfect mix of original charm and modern luxuries with beautiful character features such as beamed ceilings and feature fireplaces.
From the living areas, you can step out onto the partially covered terrace, which is the perfect spot to dine alfresco as a family or enjoy a glass of wine while the little ones are sleeping soundly after fun-filled days.
Wander down the steps to the pool area, which has lots of sun loungers with parasols, the perfect spot for relaxing and drying off after a dip in the pool; the pool has walk-in steps leading into the water, ideal for little splashers to play on.
The pool has an electric hardcover, which you can slide across after every swim to protect it and prevent unsupervised access, and is heated between May and September.
From the pool area, you can wander into the garden, where you can have loads of fun. The fantastic playpark has swings, slide and trampoline. Plus there's a table tennis table.
Around the front of the house, there are covered parking spaces and gates protecting the grounds from the road.
Inside the villa, there is a visitors’ guide to give you loads of information including which local restaurants to visit, recommended tours, places to shop and areas to visit; on the bookshelves, there are also guide books and maps so you can pick where to explore.
The closest village, Montone is a few minutes drive away; thought to be one of the loveliest villages in Italy to visit, it maintains its original medieval atmosphere.
Surrounded by green hills and dotted with ancient oaks and olive trees, this hilltop village has incredible views from all angles.
There are several great restaurants to visit in the area from pizzerias to fine dining, including Erba Luna, Ristorante del Verziere and L’Antica Osteria; there is also a great bar in the main square called Aries Caffe that serves delicious ice cream.
The delicious restaurant La Locanda del Capitano also organises cooking lessons, truffle hunts and guided tours to wine cellars and olive mills.
The owners also run Tipico Osteria Dei Sensei restaurant, which serves locally sourced and very fresh food and kids are very welcome. Their motto is 100% Umbria, with everything including soft drinks and wine sourced from the local area; they also sell their own olive oils.
It is a 30 minute drive to the town of Perugia, the capital city of the Umbria region, where there is loads to see and do. The town has its own historical centre, where there are museums and a cathedral to visit.
For a day of adventuring in Perugia, head to Città della Domencia, a wildlife park that is set across 45 hectares; the trip around the park begins on a historic train and there is a lot of entertainment around the park including slides, mazes and arcades.
You’ll get the chance to spot lots of animals around the park, from the deer and squirrels that are roaming free to the unusual non-local animals further up the mountain, including kangaroos and llamas.
Perugina Chocolate Factory
Perugia is also home to the famous Baci chocolates, which are made at Perugina Chocolate Factory; there is a one-hour tour around the museum and factory, where you can see how the chocolate is made and taste some too.
